Q. Who can use FABCO’s tenant screening service?
A. Any size property owner / management company who needs to screen prospective tenants is able to use our service. We also provide pre- employment reports to help companies (including retail businesses) do background checks on prospective employees. You must become a member of FABCO in order to run background checks. This includes completing a membership application and membership contract. Once your membership has been approved, you will be issued an account number, allowing you to access reports via the web, fax, or phone.

Q. When is FABCO’s system available?
A. Screening reports can be processed via the website from 7:00am to 8:00pm seven days a week. FABCO representatives are available for technical assistance Monday-Friday 8:00am to 6:00pm E.S.T. and on weekends 10:00am to 6:00pm E.S.T.

Q. How long does it take to get screening results back from FABCO?
A. After submitting the application, results should be returned to you within 3 minutes. If there is any delay, please call our office for technical assistance.

Q. What do I do if I have a problem processing an application?
A. If you are having trouble viewing and/or printing the reports, you might simply need to download the latest version of Adobe Acrobat Reader.

Q. What information can I find on the FAB Rental Report?
A. The FAB Rental Report lists a history of court-filed evictions and also rental collections placed at FABCO. In addition, you may find three-day notices, previous rental histories, and inquiries from other landlords.

Q. Why is it important to protect my login and password information?
A. Upon membership with FABCO, you will be issued a login name, password, and billing number, which allows you to access background checks. It is very important that you keep this information protected because any reports ran under your login will be billed to you. In addition, the owner/management company will be held legally responsible for all reports run under their account number. This includes leasing agents, property managers, and all others who may have access to your login information.

Q. How do I pay for the reports I run?
A. Every member will be mailed a detailed invoice at the end of each month. Payment is due upon receipt.

  • Pre-employment screenings : offers employers the ability to run background checks on potential employees, including a National Credit Report, a Statewide Criminal Report, and an Ohio BMV Report.
  • Tenant Reporting : online access to reporting your tenants’ rental history to FABCO, free of charge.
  • Three-Day Notices : this legal form is for you to serve your tenant to begin the eviction process. Once entered online, the information will also be placed on the tenant’s FABCO Rental Report. This form is provided at no charge.
  • Denial Letters : Fair Housing Law requires written notification when denying an applicant for housing. This letter lets you indicate the reasons for denial and also lists information for contacting the credit bureaus that provided the information. This online letter is also available at no charge.
